Housing Market Plummets in Sydney

Sydney dwelling values dropped by 0.5 per cent over the past seven days, and 1.4 per cent over the past 28 days.

Sydney home values are now 5.1 per cent below their recent peak, and the market could fall more than 10 per cent before the end of 2026. These figures suggest conditions have become increasingly challenging for sellers.

Sydney auction activity remains high, but participation has dropped. Many auctions attract little or no competitive bidding. This points to a market where buyers are cautious and unwilling to commit unless they see exceptional value.

Auction clearance rates also highlight the shift in market sentiment. Over the past 11 weeks, Sydney’s final auction clearance rate has averaged just 47 per cent. Low clearance rates are generally seen as a sign that buyers have gained greater negotiating power.
